how much does it cost to buy a small house in california?

me and my friend are trying to move to california in about a year or so. but im wondering how much the property cost. something near the coast. new port beach. nothing fancy or anything just a small place that we could live? like low rent or something? if there is a website or something that would be awesome. thanks
